National Housing Inventory Down almost 23% from last year

The inventory of homes for-sale are down 22.9% from last year at this time. Several factors are involved. One is that  foreclosures are down thus slowing the glut they caused, interest rates are still inviting Buyers to continue to take advantage of depressed prices, and some sellers are just waiting for the market to fully rebound before testing the waters of selling their home. All this is good news. The lessened inventory stabilizes prices and soon will cause them to rise. The continuing of the banks & mortgage co.s' to modify mortgages and do short-sales on homes' of sellers that are in financial distress will all help the real estate market re-gain it's footing and we can start looking at the last 5 years as a distant memory

Foreclosures Down in Colorado by 29%

                  Foreclosures in Colorado were down 29% in 2011 compared to 2010. By all accounts lenders are modifying more loans so homeowners can stay in them, the time to do short sales has shortened due to more cooperation from lenders, and people are starting to get hired for jobs so they can stay in their's or buy a home lessening the inventory "for sale" which always is a stabilizer of the market. Colorado dropped to #12 on the highest forclosure list in December, out of the top ten. Nationally there was a 34% drop in foreclosures in 2011 compared to 2010 and the lowest rate since 2007.
